Why put a vapor barrier in your crawl space?

Vapor barrier installation in Bismarck means laying a plastic ground cover over the dirt floor of your crawl space, so moisture from the soil stops rising into the space under your floors.

Maybe you've looked through the crawl space hatch and seen bare dirt or old plastic, or you just know the floors feel damp and cold. The price mostly depends on how big the space is, whether a thin sheet will do or you need a thicker reinforced one, whether water problems outside need fixing first, and whether you want a cover alone or the whole crawl space sealed with a dehumidifier. The schedule mostly depends on getting the space cleared out and sorting out any drainage work before we lay anything down. I'll put all of that in a written estimate that says what we'd do and why, so you can judge it for yourself.

Is a vapor barrier right for your crawl space?

  • Bare dirt under the house

If the crawl space floor is bare soil, ground moisture rises into the space with nothing to stop it.

  • A musty smell upstairs

A damp, earthy smell in the house often starts with wet soil underneath it.

  • Torn or patchy old plastic

An old sheet with rips, gaps or loose edges lets moisture through wherever the soil shows.

  • Wet pipes or damp joists

Beads of water on pipes or dark, damp wood on the joists point to moisture coming up from below.

How we install a crawl space vapor barrier

Before anything goes down, I walk around the outside of your house. In a vented crawl space, most of the water usually comes from outside, from a yard that slopes toward the foundation, no drainage along the walls, or sprinklers and hoses soaking the same spot. A ground cover can only do so much if water keeps running toward the house, so I'll tell you if the drainage needs work first. If that's a job for a different trade, I'll say so. Then we lay the plastic over as much of the floor as the space allows and run it up the walls. We fasten the liner to the walls with hardware as well as sealing it, because tape and adhesive alone may not hold it.

A cover handles moisture from below, but a lot of the heat in a house leaves through the top. That's why I'll often look at the attic too and talk with you about attic air sealing, which closes the gaps that let warm air slip out. If your walls or floors were built with little or no insulation, retrofit insulation adds it to the house you already have.

  • Standard 6-mil plastic

This is the common thin polyethylene sheet, and it suits a crawl space nobody has to crawl through much. Anywhere people walk to reach equipment, it needs protection, or it tears.

  • Thicker reinforced liner

Heavier, reinforced polyethylene holds up better to knees, tools and repeat visits. If a furnace or other equipment down there gets regular service, this is the sheet I'd lean toward.

  • Full crawl space encapsulation

Some houses do better with the whole crawl space sealed and a dehumidifier running, instead of a cover alone. It's a bigger job, and we'll talk through on the visit whether your house needs it.

What happens when you call about a vapor barrier in Bismarck?

  1. Call or send the form

Call (701) 299-5007 or fill out the form, and we'll get back to you to set a time for me to come out. A rough idea of the crawl space's size helps.

  2. Walk the crawl space together

I go through the crawl space and around the yard with you, take photos and show you what I found. You get a written estimate that lists what should be fixed first and what can wait, so you can see where the money goes before you decide.

  3. Fix problems, then install

On the job we deal with problems first, then lay the liner, fasten it and seal the seams. If insulation is part of the plan, we seal before we insulate, so it isn't fighting a draft.

  4. Walk through the finished work

Before we pack up, I take you through what we did, so you can see the coverage and the edges. If something doesn't look right to you, that's the time to tell me.

Vapor barrier alone, or an insulated crawl space?

If floors run cold or pipes freeze, plan both.

A ground cover handles moisture from the soil, and that's often all a crawl space needs. In a cold place like Bismarck, an insulated crawl space can also keep the floors above it warmer. It can help keep the furnace, ducts and water pipes down there from freezing, too.

My rule of thumb is simple. If the space is just dirt and floor joists, start with a good cover and see how the house does. If your furnace, ductwork or plumbing lives down there, or the floors stay cold all winter, I'd plan the cover and crawl space insulation together, so we only have to open it up once.

Why Bismarck homeowners call Pinnacle Bismarck Spray Foam Insulation for crawl spaces

  • I do every estimate myself

I'm the one who looks at your crawl space and writes the estimate, and I'm on the job alongside our installers. What we agreed on at the visit is what gets done under your house.

  • I'll tell you when it's fine

If your old ground cover is doing its job, I'll say so instead of selling you a new one. I'd rather you understand your own house than pay for work you don't need.

  • Licensed and fully insured

We're licensed and fully insured, so you aren't carrying that risk while a crew works under your floor. Ask any contractor you're comparing for the same before you sign anything.

  • Based in Bismarck since 2023

I started this business here in 2023 and learned the work one attic and crawl space at a time, in a place where winter tests every floor. If you'd like me to look at yours, call (701) 299-5007 or send the form.

Questions about crawl space vapor barriers

What does a crawl space vapor barrier do?

A crawl space vapor barrier is a plastic cover over the soil. When it's installed well, it helps keep ground moisture and soil gases like radon from coming up into the crawl space. It doesn't replace good drainage outside, which is why I look at the yard first.

Does a vented crawl space need a vapor barrier?

Yes. Building guidance says the plastic ground cover should go in whether the crawl space is vented or unvented. Vents let air move through, but they don't stop moisture coming up out of the dirt.

How much does crawl space encapsulation cost in Bismarck?

In Bismarck, crawl space encapsulation with a 12-mil vapor barrier and a commercial dehumidifier usually costs about $5,200 to $9,600 for a 1,500 sq ft crawl space. That's a bigger job than a ground cover alone. The size of your space, drainage fixes and the sheet you choose all move it up or down. Your written estimate gives you the figure for your house.

When does North Dakota require a contractor license?

North Dakota requires the person doing a job to hold a contractor license when the job's cost, value or price is more than $4,000. A full encapsulation often lands above that line, so it's fair to ask any contractor you're comparing whether they hold one.

How do I get my crawl space ready for a vapor barrier?

Clear out stored boxes, old lumber and other debris so the cover can reach every part of the ground. The same goes if we're repairing an old barrier instead of laying a new one. If something is too heavy to move, tell me at the visit and we'll work out a plan.

How do I find out if my Bismarck house has radon?

The only way to know whether your house has high radon is a simple test. North Dakota's environmental quality department passes on federal advice that all homes below the third floor be tested. A vapor barrier can help cut down soil gases, but I'd still test, so you know where you stand.

Want me to look at your crawl space?

I'll come out, go through the space with you and send a written estimate that says what we'd do and why.

What to know about vapor barrier installation in Bismarck

Bismarck's Building Inspection Division issues permits for the projects on its list. That list names things like remodels, basement finishes, wiring and HVAC, but not vapor barriers, so it doesn't settle whether your job needs a permit. Before we start, we check with the city's building inspection office. If a permit is needed, we handle the application and wait until it's issued. If you'd rather ask yourself, you can call the Building Inspection Division at (701) 355-1465.

Around Bismarck, a lot of the crawl spaces I go into have old plastic that's torn or pulled off the walls, or no cover at all, and the floors above them feel it all winter. We see the same kinds of houses on jobs in Mandan and the other cities around it, and we do the same drainage check and fastened liner there.
