Does my old attic insulation need to come out?
Insulation removal in Bismarck means taking old insulation out of your attic and hauling it away, and it's worth doing when that layer is wet, fouled by mice or in the way of sealing the attic floor.
Most people call because an upstairs room runs cold or the power bill keeps climbing, and they figure the old stuff has to go before new attic insulation can help. Sometimes it does and sometimes it doesn't, so I start by finding out which. The price moves with how many square feet we're clearing, whether the insulation is clean or fouled, and whether hauling, sealing and cleaning the attic floor are part of the job. The schedule turns on the same things, plus how easy your attic is to get into and whether anything up there belongs to a different trade first. My written estimate spells out what we'd do and why, so you see your own number before you decide anything.
Is insulation removal the right call for your attic?
Water-stained or soaked insulation
Insulation that got wet from an old leak stays matted and keeps holding moisture against the wood.
Mice have moved in
Droppings and nests stay in the old layer, and covering them with new insulation doesn't fix the problem.
Drafts you can't reach
When old insulation buries the gaps around lights, pipes and the hatch, it has to come up first.
Packed down from storage
Years of boxes and foot traffic crush insulation flat and dirty, so it barely slows heat anymore.
How we handle insulation removal
A lot of old insulation can stay right where it is, so we only pull it out when it's wet, fouled by mice or in the way of sealing. We bag what comes out and haul it off, then clean the attic floor so sealant actually sticks when we go after the gaps around can lights, pipes and the hatch. That's air sealing, closing the gaps before insulating, and it comes before anything new goes in, with the eave vents kept clear so the attic can breathe and the coverage brought full to the edges, where it's usually thinnest. If what's up there looks like vermiculite, we leave it alone and point you to an accredited asbestos abatement contractor, because that's work for a different trade.
Removal is usually the first half of a bigger fix. Once the floor is clear we can do the attic air sealing properly, and when cold is coming from below or from the side, I'll talk with you about crawl space insulation under chilly floors or wall insulation for rooms that never warm up.
Spot removal
This suits an attic where one corner took a leak or a nest, because we can clear that section and leave the clean insulation around it.
Full attic removal
This makes sense when water or droppings run through most of the floor, so nothing fouled is left sitting under the new layer.
Clearing for other repairs
This fits when a roofer, electrician or other trade needs the attic floor open, so they aren't working through old loose fill.
What happens after you call about insulation removal?
Call or send the form
We get back to you and set a time for me to come out. It helps to know the attic's rough size, what the insulation looks like and whether you've seen signs of mice.
I look it over with you
I go up, take photos and show you what I found, what should be fixed first and what can wait. If I see vermiculite, I tell you right there and we don't touch it.
You get a written estimate
It lays out what we'd remove, what we'd leave, and why, along with the sealing and insulating that follow. You see the full price before anything is booked.
We remove, seal, then walk through
We deal with the problem material first and seal before we insulate. Before we pack up, I walk you through the finished attic so you can see what was done.
What goes in after insulation removal?
Usually sealed gaps and loose fill, not foam.
Spray foam costs more, and it seals air while it insulates, so it earns its price in some attics. When your ductwork runs through the attic, I usually lean toward foam, because those ducts are sitting in the space we're trying to close off.
Everywhere else, sealing the gaps and then laying blown-in insulation, loose fill blown through a hose, usually wins for the money. I'll show you both options for your attic and tell you which one I'd pick and why.

Why Bismarck homeowners call Pinnacle Bismarck Spray Foam Insulation to clear their attic
I do your estimate myself
I come out for every estimate, and I'm on the job alongside our installers when the work gets done. The person who explained your attic is the one making sure it's done that way.
We'll say when it can stay
If your old insulation is in decent shape, I'll show you the photos and tell you so instead of selling you a removal. Once you know why we'd do something, you can judge whether it's worth it.
Licensed and fully insured
North Dakota requires the person doing a job worth more than $4,000 to be licensed as a contractor, and the Secretary of State's contractor page explains that rule. We're licensed and fully insured.

Insulation removal questions we hear
How much does attic insulation removal cost in Bismarck?
Removing clean attic insulation across the US usually costs about $1 to $2 per square foot, and that's the going rate for clean material, not our price. Fouled insulation costs more per square foot to take out, and quotes often differ on hauling, air sealing and treating the attic floor, so ask each contractor to price those as separate lines. My written estimate shows what we'd do in your attic and why.
Can new insulation go over the old layer in my attic?
Yes, if the old layer is clean and dry, new insulation can usually go right on top, which may save you the cost of removal altogether. If it's wet or full of droppings, covering it just buries the problem. I'll check which you have before we talk about pulling anything.
What should I do if my attic has vermiculite insulation?
Leave it alone, because the EPA recommends leaving vermiculite undisturbed, since disturbing it can release asbestos fibers that people may breathe in. Vermiculite is a pebbly pour-in product, usually gray-brown or silver-gold. Anyone working in that attic, other trades included, could stir it up and spread fibers into the rest of the house, so keep trips up there to a minimum.
Who can remove vermiculite insulation in North Dakota?
If you choose to remove it, the EPA says a trained and accredited asbestos abatement contractor should do the work, and it should be a separate company from the one that assessed the insulation so you get an independent opinion. The state's Asbestos Control Program licenses contractors and certifies workers for asbestos abatement. We don't remove vermiculite, so I'll point you to that kind of contractor instead.
How do I clean up mouse droppings in attic insulation?
Don't sweep or vacuum it, because the CDC says sweeping or vacuuming rodent urine, droppings or nesting material can put tiny droplets carrying viruses into the air. A mouse-fouled attic needs a cleanup plan that skips both. That's the kind of insulation we pull out, and I'll walk you through how we'd handle yours at the estimate.
How long does insulation removal take, and do we have to leave the house?
How long we're in your attic depends on its size, how hard it is to reach and whether the insulation is clean or fouled, and I'll talk timing through with you once I've seen it. For removal alone you usually don't need to leave, though kids and pets should stay clear of the hatch while we work. If spray foam goes in afterward, there's a re-entry time, a wait before you can come back inside, and I'll go over it before that day.
Not sure what's up in your attic?
I'll come look it over with you, take photos and send a written estimate that says what we'd do and why.
Other work that often follows
What to know about insulation removal in Bismarck
The Bismarck Building Inspection Division issues the city's permits, and its list names renovations, remodels, basement finishes and HVAC but not insulation removal, so that list alone doesn't settle whether your job needs one. Before we start, we check with the city, and if a permit is needed we handle the application and wait for it to be issued before we begin. On the asbestos side, the state's guidance says single homes are usually exempt from its asbestos rules, apart from some larger projects involving several homes or city or county demolition, so when vermiculite turns up in a house, it's the EPA's advice covered above that we go by.
We're based in Bismarck and work in Mandan and the other cities around it, and what we run into is much the same on jobs in Bismarck and Mandan. That means layers added over the years by different owners, mice in the attic or the room over the garage, and hatches nobody ever sealed, so I check for droppings and buried eave vents before we plan anything.
